Uniform Closing Dataset Requirements in Effect
Fannie Mae (FNMA) and Freddie Mac (FHLMC) will require a successful submission of the Borrower’s Uniform Closing Dataset (UCD) XML for all loans delivered to them with Note dates on or after September 25, 2017. Freedom Mortgage Corporation requires the transfer/assignment of ownership of the UCD results. Please ensure the FNMA One-Time Relationship has been established with Freedom Mortgage Corporation via the FNMA Website. Please call your sales associate if you have questions

Correspondent Lending Re-Certification Process
The re-certification process for Correspondent Lending begins in April 2017. Notification will deliver from Comergence on April 15. The deadline to submit the required re-certification documentation is May 31, 2017.

Freedom Mortgage Correspondent Lending now allows the purchase of Higher Priced Mortgage Loans (HPML).
Freedom Mortgage Correspondent Lending now allows the purchase of HPML with all Fannie Mae, Freddie Mac, FHA and VA loan products in accordance with Regulation Z, Section 1026.35. This change is effective with Best Efforts locks and Mandatory Commitments taken on and after February 15, 2017. For more detail, please review CA 17-021.

  • Effective January 30, 2017, a PUD Questionnaire will no longer be required for attached PUD transactions (See CA 17-011 for details).
  • New Tax Transcript policies go in effect January 30, 2017, related to Current Year Tax Transcript Unavailability and IRS Rejection of Tax Transcripts (See CA 17-012 for details).

DU Validation Service and Day 1 Certainty:
December 21, 2016
Freedom Mortgage Correspondent Lending will purchase DU loan transactions utilizing the following updates communicated by Fannie Mae in announcements 2016-08 and 2016-09: DU Validation Service, Day 1 Certainty, and Property Inspection Waivers. Clients who have opted in to use the DU Validation Services or a property inspection waiver (PIW) may deliver these Conforming and High Balance Fannie Mae transactions to FMC with Best Efforts loans locked and Mandatory Commitments taken on and after December 21, 2016. No minimum credit score requirement

Freedom Mortgage Rural Housing is pleased to announce an update to the USDA Streamlined-Assist Refinance program eliminating the minimum credit score requirement. The removal of this requirement, when coupled with the significantly reduced guarantee fees, has resulted in an extremely high demand for this program. CA14-014 Increased LTV for FHA 203(k) Fixed and Adjustable Rate Mortgages
March 7, 2014
Effective immediately, Freedom Mortgage Renovation Lending is pleased to announce the alignment with FHA to permit up to 110% LTV for the 203(k) Rehabilitation Program. Additionally, the maximum combined loan-to-value for loans with new or existing subordinate financing is up to 110% as well. The maximum base loan amount is calculated using the 203(k) Maximum Mortgage Worksheet (HUD 92700).
